Board Member Discussions

  1. Options to save money and improve coverage on the Insurance Policy were discussed.
  2. Beginning 9/1/2024 the pool hours will be changed and the pool will be closed at 10PM vs the previous midnight hour. The change was made as a courtesy to homeowners living near the pool and to mitigate HOA liability.
  3. Edits will be made to the existing pavilion and athletic field reservation rules to not allow heavy equipment (such as water slides and vehicles) to be placed or travel between the pavilion/pool fence and the baseball diamond. The decision was made to prevent damage to the drainage and irrigation systems recently installed in that location.
  4. Discrepancies were found between the pool rules on the Pool Key Holder Agreement and the HOA website so the board agreed to update these rules for consistency and to mitigate HOA liability.  The updated rules will be posted shortly.
  5. The Board will migrate the pavilion and athletic field reservation processes to the Beal Property Management reservation system. A timeline for the migration will be announced later by the Board. Until such time the existing reservation system on the SC Webpage should continue to be used.
  6. The current pavilion cleaning service was not cleaning the outdoor kitchen area and was increasing their rates so the board has replaced that service with a new service who will clean the bathrooms, the outdoor kitchen, and straighten up the pavilion area for a lower price.

Other information:

  • Planning for the 2025 budget has started and will be completed for homeowner approval at the October board meeting.
  • Items under consideration for next year’s budget include:  improved security cameras at the pavilion, fan replacements, light replacements, and pool furniture replacements.
  • The Architectural Control Committee (ACC) needs additional volunteers for the committee. At least one member will be rolling off the committee after 4 years of volunteering. The ACC has been one of the community’s most effective and visible committees in the HOA.
  • Please also remember that new construction of things like pools, fences, utility buildings must be reviewed and approved by the ACC per the neighborhood rCCR’s. Failure to obtain ACC approval can result in homeowners having to correct construction later and adding to costs.
